CREEK SIDE MULTI-FAMILY

Creek Side Multi-family is a 7-acre tract located in Austin where Land Strategies was asked to develop feasibility and yield analysis to determine the highest and best use for the property. Based on the existing site conditions and the adjacent community context, the site provided challenging obstacles and rewarding opportunities that would inform the creation of the design.

Setbacks from utility lines and a nearby critical water quality zone limited the location of where buildings could be placed. After careful consideration and thoughtful planning, LSI was able to utilize the layout to incorporate spaces for a dog park, open play spaces, stormwater detention, and a pool deck area with direct access to a scenic walking trail through the critical water quality zone. The site also allowed for the incorporation of a neighborhood market with standalone parking and available outdoor seating. Through a collaborative design process with architects, planners, and landscape architects, this concept design was able to turn site constraints into amenities that will benefit members of this community in the future.
