Paul Linehan founded LSI in 1983 as a design and planning firm to assist real estate development in Central Texas. For 36 years, LSI has helped develop Central Texas with skillful and context-sensitive projects that preserve and enhance the region’s natural beauty.

When LSI was founded Austin had 375,000 residents and MOPAC ended at 2222 in the north and Bee Caves Road in the south. In the last 36 years, as the Austin area gained 1.5 million residents LSI has been a steady hand guiding developers through the permitting and design processes. Land Strategies, Inc. has been involved in some of the biggest developments in Central Texas, including Steiner Ranch, Davenport, Tech Ridge, and the Pflugerville Town Center.  The Barton Creek master plan set out a vision to develop one of Austin’s most scenic areas in a beautiful and context-sensitive fashion.

LSI has also been involved in important civic leadership accomplishments in the last 30 years, including the Chapter 245 bills at the state, which protect developers’ right to develop property even after new regulations go into effect. Paul Linehan also worked to negotiate across-the-board site plan extensions during the Great Recession, for which he won the Gary S Farmer Commendation of Excellence from the Real Estate Council of Austin.  

In 2002, LSI completed its 1000th project. In 2019, it is approaching its 2,000th.

In 2018, Michael Linehan joined his dad at LSI, expanding the firm’s range to also include architecture as well as planning, design, and entitlements. Land Strategies will continue to be a major asset to developers in Austin for years to come.
