THE EXCHANGE
The Exchange is a +/-156 acre parcel in Pflugerville located on Pecan Street, near SH 130. It was annexed into Pflugerville in November 2019, along with an adjacent parcel that is being developed into “Project Charm”, a massive Amazon warehouse that will be 96’ tall with 3.8 million square feet . On the other side of the property is Bohl’s place, an established single family neighborhood. The challenge of this project was to create a land use strategy that would responsibly develop the land while also creating a transition between the single family neighborhood to the west and the industrial warehouse to the east. LSI identified Corridor Level Zoning as appropriate because it allows a mix of uses and different intensities. With this zoning, LSI created a vision of a density gradient, with townhomes near the single family neighborhood, transitioning to a walkable commercial space, to office space closest to the warehouse. The plan achieves the goals of the Pflugerville Comprehensive Plan, balances the interests of the city and the neighborhood, and proposes the sort of vibrant mixed-use space that Pflugerville needs.
