Windmill Hill is a +/-94 acre parcel in Georgetown on Westinghouse Road, between IH-35 and FM 1460. This area of Georgetown has begun to grow with new development, due in part to the explosion of development in the area immediately south in northern Round Rock. As part of the Windmill Hill project, LSI helped the property owner negotiate a wastewater line easement to serve the property and other surrounding tracts, which included coordination with multiple other property owners to determine the appropriate sizing and cost for the Windmill Hill project. LSI processed a Comprehensive Plan Amendment and associated rezoning change to allow for the proposed mix of uses, including multi-family apartments, commercial/retail uses, and business park in the back of the property. Both requests were unanimously approved by City Council. LSI also coordinated with the property owners and City of Georgetown representatives regarding negotiation of the placement of a water tower and associated access easement at the northeastern corner of the property. Finally, LSI prepared and processed a Preliminary Plan for the overall development, and obtained approval of the first-phase Final Plat for the multi-family portion of the project.
